American Expat in Brazil,Robert Hueck bought a beautiful beach front property in Natal.Here is what he had to say about his experience with Brazil Beach House;
Mike is a total pro and the best way for people outside Brazil, especially in the US or other English speaking countries, to investigate and purchase a beach house in Brazil. His website is definitely the best resource for locating beach homes in Brazil: excellent and the information is totally accurate!
Mike Smith is a man of high integrity. And, he is familiar with the local culture from years of living in NE Brazil. I started corresponding with Mike 2 years before we decided to fly to Brazil to look at houses. He was great in answering questions and providing information.
In 2019 we came to Brazil to look at beach houses. Mike was among the best real estate agents I've ever worked with, taking the time to drive us around and getting answers to all questions quickly. We decided buy a house north of Natal in a charming fishing village and loved it so much we have sold our home in the US and moved to Brazil!
Mike made the purchase process easy! And, over the last 2 years he has become a good friend and graciously helped us with tips about where to find certain businesses and other local resources to assist with the transition. We can't recommend Mike highly enough! And, we think NE Brazil is the place to retire.
The weather here is simply perfect. The ocean temperature, being close to the equator, is nearly the same year around: warm and pleasant, from the high 70s to low 80s F. However, the air temperature never gets hot. The unique phenomenon is the almost constant 5-10 mph trade wind from the ocean. The air blowing across the surface of the ocean results in the air temperature being nearly the same as that of the ocean: from the mid 70s at night to mid 80s at mid day. The balmy ocean breeze is always refreshing and simply delightful!
The other wonderful thing is the people. Hard working, friendly and warm. As far as the much hyped crime in Brazil, we have not seen or heard about any in 2 years. We feel far safer here than in the US. The police do an excellent job here.
Brazil is not "third-world," as many believe, but has everything you would find in the US: excellent hospitals and supermarkets (including Sams Club) with all familiar foods, good roads, and yet retains many charming ways of life lost in the US. People typically greet strangers in passing with "good day" and a smile. The weather is far better than Florida. The balmy breeze is like Miami Beach, but it never gets extremely hot like southern Florida. There is not the high crime of Caribbean and Central American countries. And, there are no hurricanes.
All in all, we highly recommend checking it out and Mike is the guy to help you.

Buying A Bargain Beach House in Brazil in 2021
Are you thinking of buying a beach house in Brazil in 2021? If so you have picked the right decade, year and moment as there has literally never been a better time to buy a property in Brazil.
Are you thinking of buying a beach house in Brazil in 2021 ?
If so you have picked the right decade, year and moment as there has literally never been a better time to buy a property in Brazil. Brazil Beach House has seen a big upturn in demand from foreign house buyers in Brazil over the past 12 months and this is in large part down to the Brazilian exchange rate which has tumbled over 40% since the beginning of 2020 and continues to slide to the US Dollar, Euro and British Pound.
Looking back to mid 2019 the exchange rate was hovering at 3.7 Reals to the Dollar. Today on January 11th 2021 we are at 5.4 which is a depreciation of 68%! Simply put, your 100,000 USD is today worth 540,000 reals compared to 370,000 reals just 18 months ago. This gives you a considerably increased bang for your buck and allows you to snap up a real Brazilian beach house bargain.
Brazil still has the spectacular beaches ,tropical rain forests, colourful, vibrant culture and warm loving people. It just happens to be a lot cheaper to visit and buy a lifestyle property there right now.
Yes you say, but what about the Corona Virus in Brazil?
It cannot be denied that Brazil is among the countries hardest hit by the virus. The government have grappled with the issue and have come up short in many respects but Brazil has not imposed the more severe personal restrictions on movement and personal freedoms. The vaccine is now being administered the country remains open for business, travel is still possible and Brazilians are generally following the rules on social distancing and mask wearing.
In spite of the pandemic, the Brazilian real estate market saw a big domestic surge in demand in the second half of 2020 as record low interest rates fuelled mortgage lending. The Brazilian luxury beach home sector also saw a big rise in sales as people began to re-assess their lifestyles, move away from the crowded cities and opt for more space, cleaner air and beautiful nature.
This trend is set to continue for 2021 so best to jump in while your dollars, euros or pounds remain strong.
I look forward to welcoming you to Brazil Beach House and showing you what you can buy on the beach in Brazil.

How to Buy A Beach House in Brazil in 30 days - 5 Easy Steps
Brazil Beach House Listing in 2020- https://www.brazilbeachhouse.com/luxury-villas-1/luxury-4-suite-beachfront-villa-in-exclusive-condo
Are you planning to buy a beach house in Brazil? Do you need a bit of help with the practical steps on how to purchase ? Here is a basic guide for you that I hope will make things a lot clearer.
Brazilian Real Estate has never been so cheap as the exchange rate to the US dollar, Euro and Pound hits record highs this week. Brazil Beach House is receiving more and more beach property inquiries from foreign buyers. Most of you are first-time house buyers in Brazil and not familiar with how to purchase real estate in Brazil so I have put together this easy step by step guide.
So you have been doing your research, checking out the options on-line and you have found your dream Brazilian beach house at a brilliant price in hard currency. What happens next?
How to Buy A Beach House in Brazil in 30 days
-5 Easy Steps
1) Assuming you are able to get over to Brazil, you have seen the property and still want to call it your own… You put in an offer with your Brazilian real estate broker and the owner accepts.
First step completed! Day 1.
2) The broker will draft a purchasing agreement, outlining the terms and conditions of purchase. If you are happy with the details you can sign the agreement and scan back for counter signature. On signing you are normally required to transfer a 10-20% down payment direct to the sellers account in Brazil or to an overseas account if the owner is a foreign national without a Brazilian bank account. Step 2 should take around 5 days.
3) The documents will be prepared by the estate agent and /or an appointed attorney. Documents will include the title deed and tax clearances on the property plus tax clearance certificates for the sellers ( municipal, state and federal ). Your Brazilian estate agent ( normally ) will arrange the transfer tax slip for you to pay. This is issued by local government and is between 2-3 % of the property value. Step 3 should take 15 days.
4) Providing that the documentation is all fine, all outstanding taxes have been paid and you the buyer have paid the transfer tax, the deed is issued by the notary office. You can prepare the transfer of the balance to the seller in time for the visit to the notary where you will sign the document in person. *** See below for Notary fees *** Step 4 should take 10 days.
You are 95% done !
The deed is then publicly registered at the notary where the property is located. 100% !
This can take 5 days.
5) 30 days on and you have just bought your dream house in Brazil so it is definitely time to break out the bubbly and celebrate in the Brazilian sunshine ! Congratulations !!
This is meant to be a super easy guide to buying a house in Brazil. The process can be more complicated and last longer depending on a number of things ie if the property is financed, if you need a power of attorney, if the property is located on the coastal zone and subject to additional tax, if there are some issues to be resolved with the documentation, hold ups with the bank transfers etc
That is why it is always a good idea to have an someone with local knowledge and experience of the Brazilian real estate process, in your corner whether a real estate broker or real estate attorney.
Are you thinking of buying a property in Brazil this year?

***Notary fees including deed and registration are covered by the buyer and come to between 2.5-% of the property value so total closing costs for buying a house in Brazil come to around 5-6% in general.
